**February 1st 2025. I hope all is well, and just like that it is February already! ******

How about the Philadelphia Eagles making it to the Super Bowl again! Go E-L-G-S-E S! as the Philadelphia mayor Cherelle Parker yelled and spelled out wrong recently. Poor lady, took her weeks to calm that mistake down. I wonder how much the refs at the Superbowl will let close calls go to Andy and Kansas City this year? I do not know about you, but I am tired of seeing the KC Chief players in the TV commercials. Time for a change. Go Birds!

Real estate in the South Jersey area has started to slowly see a small uptick in inventory getting listed in the last 2 weeks, which we need. The inventory of homes for sale has been tight ever since 3 months after Covid hit.

From looking at the stats from last year closing out in December 2024 the median sales price in Atlantic County rose up from $349,900 to $380,000 that is up + 8.6% for the year. Days on the market average for a seller is close to the same averaging about 45 days till they get sold. Most homes sold are getting within 2.5% of asking price or less on average. the townhouse-condo segment saw a bigger jump up in the median sales price, up 15% to $235,700.00 sales price.

Interest rates have been holding at around 6.5% to 6.85% for the last month. Also for veterans you can get a this week a loan of $300,000 minimum a good rate of 6.5% with no points, and nothing down if qualified with a minimum 640 fico credit score. FHA loans have been running a little cheaper than some conventional loans lately. There are also good USDA loans now and special pricing for Police/Fireman loans too.
